About EMTED
EMTED is a UAE-based property and building consultancy. We act for clients responsible for acquiring, owning, developing, operating, managing and improving buildings, helping them make better property decisions.
We were established because significant property decisions often rest on technical questions that are answered late, partially or in language that decision-makers cannot use. Our purpose is to answer those questions clearly and on the basis of evidence.
Between the building and the decision
We work on the client’s side, between the specialists and the decision: we understand buildings and the technical information about them, and we advise on what it means for ownership, investment and development.
We look at a building as a whole. Construction, fabric, condition and fire and life safety are connected, and problems often sit at the junctions between them.
How we work
We scope work to the question the client needs answered. Some questions can be answered from the records; others need inspection, opening up or testing by an appropriately registered firm. We explain which, and help the client appoint it.
We work from evidence and are explicit about its nature. We distinguish what was observed on site and by whom, what is documented, what was reported by others and what had to be assumed. We state what could not be confirmed.
We say what the information means for the client’s decision and how confident we can be. We make recommendations that are proportionate, prioritised by urgency, with timescales set to suit each instruction.
Advice written for two readers
Our advice is read by specialists who want to test the reasoning and by decision-makers who need to act. We write for both. Conclusions and their significance come first. Scope and limitations are stated plainly. Every material statement is traceable to its source, and technical findings are attributed to the firms that made them.
Technical complexity should not produce unclear advice.

Who does the work
The people proposed for each instruction, and their qualifications, are set out in our proposal and are available on request.
We work alongside architects, engineers, fire engineers, cost consultants and project managers.
Founder
EMTED was founded by Nick Beers BSc (Hons) MRICS AIFireE MIFSM, a Chartered Building Surveyor with around 20 years’ experience across building surveying, construction, existing buildings and fire and life safety. Nick is EMTED’s Technical Director and is based in Dubai. He is also the founder of Beers Consultancy, a UK building and fire safety advisory practice.
